Does any of this sound familiar?

You’re unsure where to start.

There’s so much advice that it’s hard to know what matters first. You need a clear starting point and a manageable plan.

You’re worried about spending too much.

You want a welcoming space, but you don’t want to fill it with things you don’t need. Focus on comfort, cleanliness and the essentials before the extras.

You don’t know what to charge.

You want a price that attracts guests and covers the work involved. Start by understanding your costs and comparing similar stays in your area.

You’re struggling with your listing.

You know what makes your space special, but putting it into words isn’t easy. Clear photos and an honest description help guests decide whether it’s right for them.

You’re nervous about guest expectations.

Check-in questions, unexpected problems and reviews can feel intimidating. Clear information and a plan for responding can help you feel more prepared.

You’re wondering how you’ll manage it all.

Cleaning, messages and maintenance take time. A realistic routine helps you see how hosting could fit into your life.

Your first steps towards a guest-ready Airbnb

1. Prepare the essentials before the extras.

Think about what you would need after a long journey: a comfortable bed, fresh linen, a clean bathroom and an easy arrival. Test your amenities and make a checklist for cleaning, laundry and restocking between stays.

2. Help your guests know exactly what to expect.

Show your actual space in bright, clear photographs. Explain what’s private, what’s shared and what’s included. Mention stairs, parking arrangements and any details that could affect a guest’s decision.

3. Understand your costs before setting your price.

Include cleaning, laundry, utilities, supplies, maintenance and your time. Compare accommodation with similar features, then review your pricing as you learn about demand and your running costs.

4. Make arrival and communication simple.

Prepare clear directions, check-in instructions and house rules. Save useful message templates, personalise them for each booking and let guests know how to reach you.

5. Build a routine you can repeat.

Keep your calendar accurate, check your space before each arrival and arrange help for times when you’re unavailable. Use guest feedback to spot what you can improve.

I’m Dopegine, the host behind Just Like Home in Davao City. Since starting my Airbnb business two years ago, I’ve maintained Superhost status.

My own travels inspired me to create a place where guests can settle in and feel at home. That experience shapes the care I put into hosting—and the practical guidance I share with you.

You don’t need every answer today. You need to understand your next step and feel ready to take it.
